Bellaguna Lake Residences is the first project of Bellaguna, Banyan Group's brand of homes for living all year. Five yacht-shaped buildings of five levels stand along a lagoon inside Laguna Phuket in Bang Tao, with their own boardwalk and a dock on the resort's free shuttle-boat network.
These are homes, not hotel rooms: Banyan Group manages the buildings outside its hotel inventory, and you decide whether to live here all year, come for long seasons or let the home through Banyan Living. Every building has a rooftop infinity pool with cabanas; every penthouse adds a private pool on its own roof.

Three rules behind every price

Freehold costs 10% more than leasehold
For the identical home, same building, level, size and side, the freehold price is the leasehold price plus 10%. Leases are registered for up to 30 years, the current legal maximum, and are renewable.
Levels 2–3 are leasehold; levels 1, 4 and 5 are mostly freehold. - +15–17%
The lagoon side costs 15–17% more
A 122 m² two-bedroom on the lagoon side costs 15–17% more than the same home on the garden side of the same level. The project's lowest prices sit on the garden side.

Q04Freehold or leasehold: what is the difference?
Each home is fixed as one or the other. Leasehold is registered for up to 30 years, the current legal maximum, and is renewable; for the identical home, freehold costs about 10% more than leasehold. Levels 2–3 are leasehold, levels 1, 4 and 5 are mostly freehold.
Q05How do I pay?
Either 20% at the contract and four more payments of 20% as construction reaches 25%, 50%, 75% and completion, or 20%, 10%, 10% and 10% during construction and the remaining 50% after completion over 1, 3 or 5 years in quarterly instalments at 3%, 5% or 7%.
